Address, condition, and what you are trying to accomplish. We pull the county records, recent sales nearby, and any liens or taxes showing against the property.
We make an offer in writing
Usually within one to two business days. You get the price, the closing date, and who pays what — in a document, not a verbal number that changes later.
You close at a title company
A licensed title company or closing attorney handles the paperwork and the funds. You sign and get paid. Nothing moves until you sign.

Helpful Home Buyers is the home-acquisition business of Ubuntu Enterprises LLC, a Wyoming limited liability company. We buy residential property directly from owners, and we have been doing creative and cash acquisitions across Texas, Kentucky, South Carolina, Kansas, and Indiana.
We are buyers, not agents. We are not listing your house and we are not representing you in a sale. When we make an offer, we are the party on the other side of the contract.
Depending on the property, we may close with our own funds, with financing, or assign the purchase contract to another buyer in our network. That is disclosed in the contract you sign — no surprises at the closing table.

Does an offer cost me anything?
No. There is no fee to get an offer and no obligation to accept one. You can take our number to an agent and list the house instead — people do, and that is fine.
How do you come up with the price?
We look at what comparable homes nearby actually sold for, subtract what the property needs in repairs, and subtract our costs and margin. We will walk you through the math if you want to see it.
Will you text me constantly?
No. If you opt in to texts, you get messages about your property and your offer. Frequency varies with how your file is moving. Reply STOP to any message and the texts end immediately.
Do you sell my information to other companies?
No. We do not sell or rent your contact details, and mobile opt-in information and consent are never shared with third parties or affiliates for their marketing or promotional purposes. Full details are in our Privacy Policy.
What if the house is in bad shape?
That is most of what we buy. Do not clean it out, do not fix anything, and do not pay for an inspection. Leave what you do not want and take what you do.
Who handles the closing?
A licensed title company or a real estate closing attorney, depending on the state. Your funds come from them, not from us directly.
